What are floorplan services?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, an appraiser measures the home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the house, they mark the layout of the rooms and other features, like closets, hallways, and fireplaces. They may sketch out the property. Then, the appraiser types up a report and a more detailed sketch showing the total square footage and the general layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service needed?

Challenging property taxes

Property tax records often reflect incorrect square footage because the values can come from several sources, and occasionally go unverified — which means you may be paying for more space than you actually own! Unless an appraiser has completed a recent appraisal or measurement service on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before challenging what you're taxed. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a property

A floorplan service will ensure that you're paid fair market value for your property. Living space is one of the most important elements potential buyers look for when purchasing a home — but since square footage values are often approximated rather than accurately measured, your listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the price of the home as well as the number of interested buyers. The only reliable method of using an accurate GLA when listing your home or property is to refer to a previous appraisal or measurement service carried out by an appraiser (after any remodeling that may have affected square footage).

For real estate agents

To ensure that your client's home closes at a price that properly reflects market value, we suggest asking for a floorplan service for the property. Your clients, and especially potential buyers, will appreciate your thoroughness, and you can be certain that the GLA on your client's listing is a true representation of their home. A measurement can also be a fantastic marketing tactic for getting potential buyers interested since they can view the layout and attributes of the house before and after a tour.
